Florida DSCR Calculator

TL;DR

DSCR is monthly rent divided by the full monthly payment. This calculator breaks out the Florida lines that move it most: taxes at your price, wind and flood insurance, and condo or HOA dues and assessments. Enter a rate from your own quote; we do not supply one.

Income
Lease amount or the market rent an appraiser could support.
Florida expense lines
Estimate at your purchase price, not the seller’s bill.
Use a written quote if you have one.
Enter 0 if not required or not carried.
Use the current budget, not last year’s.
Spread any scheduled assessment per month.
Loan
The amount you plan to borrow.
Type the rate from your own quote. We do not supply one.
Commonly 30 for fully amortizing DSCR loans.

How to read your result

Below 1.00, the rent does not cover the payment. Around 1.00 to 1.15, it covers it with a thin cushion, which in Florida can disappear at the next insurance renewal. Above that, most programs have room to work, and stronger ratios tend to open more options. Each program sets its own minimum, and some accept lower ratios with more equity.
