West Palm Beach DSCR Loans

TL;DR

A West Palm Beach DSCR loan qualifies a Palm Beach County rental on its rent against the full payment, including taxes that reset after a sale and insurance that can be the largest line. The county mixes year-round renters with a strong seasonal market. We arrange financing as a broker, not a lender; start here.

Palm Beach County rental demand

Palm Beach County has changed noticeably in recent years. Financial firms and corporate offices opened or expanded in and around downtown West Palm Beach, drawing professionals who often rent before they buy. Healthcare, education, tourism and construction add to the employment base. Along the coast, Boca Raton, Delray Beach, Boynton Beach, Lake Worth Beach and Jupiter each have distinct rental markets, and Wellington’s equestrian season brings a concentrated burst of seasonal demand.

The seasonal pattern matters. Winter brings residents from colder states who rent for a few months at a time. That can create attractive income for furnished rentals, but it also means a property’s income may be uneven across the year, and DSCR lenders generally want to see income on an annual basis.

Property taxes reset after you buy

Florida limits how much the assessed value of a homestead can rise each year, and it applies a separate, looser annual cap to non-homestead residential property with nine or fewer units. That non-homestead cap applies to levies other than school taxes, and it resets to full market value on January 1 after a sale. The Palm Beach County Property Appraiser also notes that a change of ownership or control of an entity that owns property, such as a cumulative transfer of more than half the interests in an LLC, can trigger a reset and must be reported.

The practical takeaway: a long-held or homesteaded seller’s tax bill is not your tax bill. Estimate taxes from your purchase price and current millage. Our guide to Florida rental property taxes covers this in plain language.

Condos, HOAs and seasonal leasing rules

Palm Beach County has many condominium communities and HOA-governed developments, including age-restricted communities. Their documents frequently set minimum lease terms, limit the number of leases per year, require approval of tenants, or restrict leasing during the first year of ownership. Those rules can conflict with a seasonal rental plan, so read them before you rely on that income. Older buildings are also subject to Florida’s milestone inspection and reserve study requirements, which have raised dues in some associations.

For financing, the association’s dues and any assessments count against the rent, and lenders review the project. Our condo DSCR loan page explains the review.

Insurance along the Palm Beach coast

Coastal Palm Beach County carries meaningful wind exposure, and portions sit in flood zones along the Intracoastal and in low-lying inland areas. Lenders require hazard coverage that includes wind, plus flood coverage where it is required. Roof age and wind mitigation features, such as impact windows, shutters and roof-to-wall connections, can affect the premium, so ask your insurance agent which inspections help. Choosing a structure

A year-round lease is the most straightforward way to document income. Furnished seasonal or short-term rentals can work with programs that accept booking history or a short-term rental estimate, but only where the property can legally operate that way. If you are refinancing a property you already own to pull equity for the next purchase, see our Florida cash-out DSCR refinance page.

West Palm Beach DSCR questions

Why will my Palm Beach County taxes be higher than the seller’s?

Investment property does not keep the seller’s homestead benefits or capped assessment. The assessed value resets to market value on January 1 after your purchase, so estimate taxes from your price.

Can seasonal rental income qualify for a DSCR loan?

Some programs accept documented seasonal or short-term income on an annual basis where the property can legally operate that way. Others use long-term market rent. The right program depends on the documentation you have.
