Miami DSCR Loans

TL;DR

A Miami DSCR loan is decided as much by the condo association and the insurance quote as by the rent. Miami-Dade is renter-heavy and condo-driven, so the dues line, any special assessment and the building’s inspection status deserve as much attention as the lease. We arrange business-purpose financing through wholesale lenders; you can apply here.

What drives rental demand in Miami-Dade

Miami is one of the few large American cities where renting is the norm rather than the exception. Demand comes from several directions at once: a financial and professional services core around Brickell and downtown, a hospitality and cruise economy tied to the port and the beaches, a large healthcare sector, and a steady flow of residents relocating from other states and other countries. International households are a defining part of the market, and they shape both who rents and who buys.

The practical effect for an investor is a deep tenant pool across a wide range of price points, from workforce apartments in Hialeah and Little Havana to high-rise units in Edgewater and Brickell. That depth is a strength when you underwrite a long-term lease. It is not a guarantee that every building rents easily, though, and rents vary sharply block to block.

Condos dominate, and condos carry Florida-specific risk

Much of the investor inventory in Miami is condominium units, and Florida condo law changed significantly after 2021. Older buildings of three or more habitable stories now go through milestone structural inspections, and associations must complete structural integrity reserve studies and fund reserves for major components. In a market with many towers built decades ago, that has translated into higher monthly dues and, in some buildings, sizable special assessments.

For a DSCR loan, dues and assessments are part of the payment the rent has to cover. A unit with strong rent can still produce a weak ratio if the association is catching up on deferred reserves. Before you write an offer, ask for the milestone inspection report if one exists, the most recent reserve study, the current budget and any assessment schedule. Lenders also review the project itself, so a building with open structural items or litigation can limit financing options even when the unit is perfect. Our Florida condo DSCR loan page walks through what lenders look at.

Insurance and flood exposure in Miami

Miami-Dade sits low and close to the water, so flood zone status matters on many parcels, not just on the barrier islands. Check the FEMA flood map for the exact address before you go under contract. For a single-family rental, budget for hazard coverage that includes wind, plus flood coverage where the lender requires it or where Citizens Property Insurance Corporation requires it for a policy with wind coverage.

For condo units, the master policy is carried by the association and flows through the dues, while the owner typically carries a unit policy. Either way, the cost shows up in the monthly payment the lender compares to the rent. Get a written quote early, because a premium surprise late in the process is one of the most common reasons a Florida loan amount gets resized. Our guide to how insurance affects a Florida DSCR loan covers the details.

Short-term rental rules: Miami Beach is not the city of Miami

Florida generally limits local governments from banning vacation rentals, but local rules adopted on or before June 1, 2011 can still apply, and Miami Beach is the well-known example. The city of Miami Beach prohibits rentals shorter than six months and one day in its single-family residential districts, and many condo buildings across the county prohibit short stays in their own documents regardless of what the city allows.

If your plan depends on nightly income, confirm three things for the exact unit: the municipality’s rules, the condominium or HOA documents, and whether a state vacation rental license is required. A DSCR lender will only count short-term income the property can legally earn. Otherwise, underwrite on a long-term lease. Neighborhood texture that matters to a DSCR file

Miami-Dade is a county of many cities, and each brings its own permitting, tax millage and rental culture. Hialeah, Miami Gardens, Homestead and Doral behave differently from Coral Gables or Key Biscayne. Single-family and small multifamily properties in established inland neighborhoods often carry lower association costs than towers, which can make the ratio easier to hit even when the rent is lower. Two-to-four unit buildings in older neighborhoods can work well when the units are leased and the roof and electrical are in good shape, because insurers in Florida pay close attention to roof age.

How we approach a Miami scenario

We start with the expense line. Tell us the unit or property, the association dues and any assessments, the insurance quote and the lease or expected rent. We then compare which wholesale programs accept that property type and building, how each one treats the rent, and what structure keeps the ratio workable. Run your own numbers first in the DSCR calculator, then send the Miami scenario.

Miami DSCR questions

Can I get a DSCR loan on a Miami condo with a special assessment?

Often yes, but the assessment counts in the monthly payment and the lender reviews the building. Bring the assessment schedule, the budget and any inspection or reserve study so the file can be matched to programs that accept the project.

Can I count Airbnb income on a Miami Beach rental?

Only if the property can legally operate as a short-term rental. Miami Beach prohibits rentals shorter than six months and one day in single-family districts, and many condo buildings ban short stays. Lenders count only legal income.

Run the numbers, then send us the property.
