Florida DSCR Loans for Rental Investors

A Florida DSCR loan qualifies your rental on its rent versus the full payment, not on your tax returns. Here, insurance, the post-sale tax reset and condo dues move that ratio most. We are a broker, not a lender: we shop wholesale programs for your property.

  • Long-term rentals, licensed vacation rentals, condos and 2-10 unit buildings
  • Close in your LLC; qualify on property cash flow (DSCR)
  • Purchase, cash-out refinance or rate-term refinance
  • Investment property only. Not for a home you will live in.

Why investors use DSCR in Florida

The property qualifies, so your next rental is not capped by your last tax return

Qualifies on rent

The lender compares the rent with principal, interest, taxes, insurance and dues. Self-employed and full-time investors do not have to prove personal income.

Florida-aware structure

We build the file around the lines that move a Florida ratio: wind and flood quotes, the post-sale tax reset, and condo reserves and assessments.

Shopped, not sold

As a mortgage broker we compare programs from multiple wholesale lenders, including ones that accept condos, vacation rentals and small multifamily buildings.

How it works

Four steps from listing to closing table

  1. Price the expenses. Get an insurance quote with wind (and flood where required), a tax estimate at your price, and current dues.
  2. Run the ratio. Use the Florida DSCR calculator with a rate from your own quote.
  3. Send the scenario. Apply on this site with the property, rent evidence and your entity.
  4. We shop it. We match the file to wholesale programs; the chosen lender appraises, underwrites and decides.

Florida markets

Eight Florida metros, eight different expense profiles

Miami is condo-driven, Orlando turns on city-versus-county vacation-rental rules, Tampa Bay and Southwest Florida hinge on flood exposure, and Jacksonville and Pensacola lean on military and logistics demand. Start with the Florida DSCR loan overview, then pick a market.

Questions Florida investors ask

Florida DSCR loan FAQ

What DSCR do I need for a Florida rental?

It depends on the program. A ratio of 1.00 means rent exactly covers the full payment. Many programs prefer a cushion above that, and some accept lower ratios with more equity or reserves. Run your numbers in the calculator, then we can match the result to programs.

Do Florida DSCR loans require a fixed down payment?

No. Each lender program sets equity requirements based on credit, DSCR, property type, loan size and purpose. Condos and short-term rentals may need more. We do not publish a standard figure because it would mislead many borrowers.

Can I use short-term rental income for a Florida DSCR loan?

Yes, with programs that accept it, if the property can legally operate as a vacation rental under state licensing, local rules and HOA documents. Lenders use booking history, a short-term rental estimate or long-term market rent, by program.

Can I use the property as my winter home?

No. Business-purpose, non-owner-occupied only. Any personal use, including seasonal stays, makes it a consumer loan, and we do not arrange those.
