Orlando DSCR Loans

TL;DR

An Orlando DSCR loan works for both long-term rentals and vacation homes, but the jurisdiction decides which income counts. Inside Orlando city limits, home-sharing generally requires a host living on site, while many vacation-home communities sit in Osceola, Orange or Polk county areas with different rules. Why Orlando attracts rental investors

Orlando’s economy is built on more than theme parks, though tourism is the headline. The region has a large hospitality workforce, a major public university, a growing medical and research district in Lake Nona, simulation and defense technology employers, and an airport that connects it to much of the country. All of that produces renters at many income levels, from hospitality workers and students to relocating professionals.

For a long-term rental investor, the appeal is broad demand across suburbs like Kissimmee, Sanford, Winter Garden, Apopka and Clermont, where single-family homes and townhomes make up much of the rental stock. For a vacation-rental investor, the attraction is the steady flow of visitors who prefer a whole house with a pool to a hotel room.

City of Orlando versus the county: check the parcel

This is the single most important Orlando-specific question. The city of Orlando’s home-sharing rules allow short-term stays only when the owner or a long-term tenant lives on the property, so a whole-home, non-hosted short-term rental in a city residential area is restricted. Many purpose-built vacation home communities near the parks sit outside city limits, in unincorporated Orange County, Osceola County around Kissimmee, or Polk County near Davenport and ChampionsGate, where zoning was planned around short stays.

A mailing address that says Orlando does not mean the property is inside the city. Look up the parcel with the county property appraiser and confirm the zoning before you assume nightly income is available. Florida also requires a state vacation rental license from the Department of Business and Professional Regulation for qualifying whole-unit short-term rentals, and short stays owe sales tax and the county tourist development tax.

How DSCR lenders treat Orlando vacation-home income

Programs differ. Some accept twelve months of booking history from the platform or a property manager. Others accept a short-term rental income estimate from the appraiser or an approved data source. Some only use long-term market rent even if the property operates as a vacation rental. The result can swing the ratio a lot, which is why matching the file to the right program matters more for vacation homes than for a standard lease.

Seasonality also shows up here. Orlando visitation is relatively steady compared with beach markets, but income still moves across the year, so lenders typically look at an annual figure rather than a strong month. Our comparison of STR versus long-term rental DSCR loans lays out the trade-offs, and the vacation rental DSCR loan page explains documentation.

HOA rules and resort-community costs

Many Orlando-area homes sit in communities with an HOA, and some resort communities carry substantial dues that cover amenities, landscaping, security or cable. Those dues count in the payment the rent must cover. The community documents may also restrict leasing frequency, minimum lease terms or the number of rentals allowed, and those private rules apply even where county zoning permits short stays. Read the declaration and the rules before you rely on a rental plan.

Insurance and taxes in Central Florida

Being inland does not remove wind exposure, and hurricanes have crossed Central Florida with damaging wind and flooding. Expect lenders to require hazard coverage that includes wind, and check the flood map for the parcel, especially near lakes and low-lying areas. Vacation homes may need policies written for short-term rental use, which can price differently than a standard landlord policy.

Property taxes reset after a purchase because investment property does not receive the homestead exemption. Estimate taxes from your purchase price using the county property appraiser’s tools rather than copying the seller’s bill. Our guide to Florida rental property taxes explains why the bill changes.

Orlando DSCR questions

Can I get a DSCR loan for an Orlando vacation home?

Often yes, if the parcel’s jurisdiction allows non-hosted short-term rentals, the property holds a state vacation rental license where required, and the HOA permits it. Inside Orlando city limits, home-sharing generally requires an on-site host.

Do Orlando resort HOA dues affect my DSCR?

Yes. HOA dues are part of the monthly housing expense the lender compares with rent, so high resort-community dues lower the ratio.
