Legal first, income second
Florida generally preempts local bans on vacation rentals, but rules a city adopted on or before June 1, 2011 can still apply, and private condo and HOA documents can prohibit short stays anywhere. The state’s Division of Hotels and Restaurants licenses vacation rentals when an entire unit is rented more than three times a year for less than 30 days, or is advertised as regularly rented. Short stays also owe Florida sales tax plus any county tourist development tax.
Lenders will not count income a property cannot legally earn. Confirm the jurisdiction (inside or outside city limits), the zoning, any local registration, and the community documents before you underwrite on nightly income. Our guide Is Airbnb legal in Florida? walks through each check.
How lenders count short-term income
- Booking history: typically twelve months of statements from the platform or a property manager, averaged across the year.
- Short-term rental estimate: an appraiser’s or approved data provider’s projection for a property without history.
- Long-term market rent: some programs only use what the property would lease for on an annual lease, even if it operates as a vacation rental.
The same property can produce very different ratios under each method. That is where a broker helps: we match the file to the programs that accept the documentation you actually have.
Florida vacation-rental expense lines
Vacation rentals carry costs a long-term lease does not: furnishing, cleaning, platform fees, management, utilities and higher insurance for short-term use. Lenders differ on how they treat operating costs, but the insurance, taxes and dues always count in the full payment. Seasonality matters too. Beach markets in the Panhandle and Southwest Florida can swing between peak and off-peak months more than Central Florida does, which is why lenders look at annual income.
Where Florida investors use STR DSCR loans
Common targets include vacation-home communities near Orlando that sit outside city limits, Gulf beach towns, and Panhandle condos where the building allows short stays. Our Orlando market page covers the city-versus-county question, and our sister site on Florida short-term rental DSCR loans goes deeper on STR-specific scenarios.
Questions about this program
Can I use Airbnb income to qualify for a DSCR loan in Florida?
Yes, with programs that accept short-term rental income, when the property can legally operate as a vacation rental. Lenders use booking history, a short-term estimate or long-term market rent, by program.
Do I need a Florida vacation rental license before I close?
Many programs want evidence the property can be licensed and operated legally. The license itself is issued to the operator, so ask the lender what it needs before closing versus after.
