A different kind of Florida market
Jacksonville does not look like Miami or Orlando. It is a consolidated city and county covering a very large land area, with a more owner-occupied housing mix, more single-family neighborhoods and generally more moderate home values than South Florida. For a DSCR investor, that combination can make the ratio easier to hit, because the purchase price, and therefore the loan payment, is lower relative to the rent.
Demand is anchored by several steady employers. Naval Air Station Jacksonville and Naval Station Mayport bring a constant rotation of military households, many of whom rent. The port and the logistics corridor along the interstates support warehouse and distribution jobs. Large hospital systems, financial services operations and a growing number of corporate relocations round out the base.
Neighborhoods and property types
The rental stock ranges from historic homes and duplexes in Riverside, Avondale and Springfield to postwar ranch houses on the Westside and Northside, to newer subdivisions in the southside and in St. Johns and Clay counties. Small multifamily, especially duplexes and fourplexes in the older urban neighborhoods, appears more often here than in many Florida metros, and two-to-four unit properties can be financed with the same DSCR approach as a single-family home. Our page on Florida small multifamily DSCR loans covers how lenders evaluate them.
Older homes bring their own diligence: roof age, electrical panels, plumbing material and the condition of wood framing all affect both insurability and the appraisal. Insurers in Florida frequently decline or surcharge older roofs, so ask for the roof’s age and permit history early.
Flood and wind in Northeast Florida
Jacksonville’s exposure is less about direct hurricane landfalls and more about water. The St. Johns River, its tributaries and the beaches all carry flood risk, and storms passing offshore have pushed water into low-lying neighborhoods. Check the FEMA flood map for the exact parcel, ask about flood history and price coverage where it is required. Wind coverage is still part of every hazard policy a lender will accept.
Military tenants and lease structure
Military households often move on orders, which can mean shorter lease horizons and steady turnover. That is not a problem for a DSCR loan, which looks at the rent the property supports rather than a particular tenant, but it is a reason to budget for turnover and to keep reserves. Leases with military clauses are common, and the appraiser’s market rent will reflect what comparable homes lease for near the bases.
Taxes and the full payment
Duval County sets millage for the consolidated government, and surrounding counties set their own. Investment property does not receive the homestead exemption, so the assessed value resets after a purchase; estimate taxes from your price. Add insurance, any HOA dues and principal and interest to get the full payment. Our guide on how to get a DSCR loan in Florida shows the order to gather these numbers.
Beaches and short-term rentals in Northeast Florida
Jacksonville Beach, Neptune Beach, Atlantic Beach and nearby St. Augustine draw visitors, and some investors buy there with vacation-rental plans. The state vacation rental license applies to qualifying whole-unit rentals, local rules vary by city, and condo or HOA documents may prohibit short stays. A DSCR lender counts short-term income only where the property can legally earn it; otherwise the file is underwritten on long-term market rent. Our Florida vacation rental DSCR page explains how lenders document seasonal income.

Jacksonville DSCR questions
Can I finance a Jacksonville duplex with a DSCR loan?
Yes. Two-to-four unit properties are commonly financed with DSCR loans, using the combined rent of all units compared with the full payment.
Does renting to military tenants affect a DSCR loan?
Not directly. The lender looks at the rent the property supports. Military clauses and turnover are normal; budget reserves for vacancy between tenants.
