Broward County demand drivers
Broward sits between Miami-Dade and Palm Beach and draws from both. Port Everglades, the international airport, a large marine industry, healthcare systems and a mix of corporate offices support employment, while the beaches and the downtown Las Olas corridor keep tourism and hospitality strong. Cities such as Hollywood, Pompano Beach, Pembroke Pines, Plantation, Coral Springs and Davie each have their own rental character, from family suburbs to beachside apartments.
Renters here include workers priced out of Miami, seasonal residents, and younger professionals who want to be near the water. That gives investors a tenant base across many property types, from single-family homes inland to condos and small apartment buildings near the coast.
Canals, water and flood exposure
Fort Lauderdale is known for its canal system, and canal-front homes are attractive to tenants. They also bring flood exposure from tides, heavy rain and storm surge. Many parcels near the water fall in FEMA special flood hazard areas, where flood insurance is required for a financed property. Seawall condition matters too, and some local governments have adopted seawall height standards. Ask the seller about the seawall, flood history and any repairs before you commit.
Even well inland, intense rainfall events have flooded neighborhoods, so check the flood map for every parcel rather than assuming. Price flood coverage into the DSCR whenever it applies.
Older condo towers along the coast
Broward has a large stock of condominium buildings from past decades, especially along the beach and the Intracoastal. Florida’s milestone inspection and structural integrity reserve study requirements apply to qualifying buildings of three or more habitable stories, and associations catching up on reserves have raised dues or levied special assessments. For a DSCR file, those costs count against the rent, and lenders review the building’s condition and budget before approving a unit.
Request the milestone report, reserve study, budget and assessment schedule before you are under contract. Our guide to Florida condo milestone inspections and SIRS explains what to ask for and why.
Vacation rentals in Broward
Short-term rentals are common near the beaches. The state requires a vacation rental license for qualifying whole-unit rentals, and some Broward cities, including Fort Lauderdale, run their own vacation rental registration and inspection programs. Condo and HOA documents often prohibit or limit short stays. A DSCR lender will count short-term income only when the property can legally operate that way; otherwise the file is underwritten on long-term market rent.
Taxes and insurance math
Because investment property does not receive the homestead exemption, the assessment resets after you buy. Estimate taxes at your purchase price using the county property appraiser’s estimator. Insurance in South Florida is a major cost, so get a written quote covering wind, and flood where required. Then add HOA dues and principal and interest for the full payment. The Florida DSCR calculator breaks each line out so you can see which one moves the ratio most.

Fort Lauderdale DSCR questions
Do canal-front homes in Fort Lauderdale need flood insurance for a DSCR loan?
If the parcel is in a FEMA special flood hazard area, flood insurance is required for a financed property, and lenders may require it elsewhere. Price the premium into the DSCR before you make an offer.
Can I use vacation rental income on a Fort Lauderdale property?
Only if the property can legally operate as a short-term rental, including the state license, any city registration and the condo or HOA rules. Otherwise lenders use long-term market rent.
