The Miami rental market
Miami-Dade’s rental market runs from high-rise condos in Brickell, Edgewater and downtown to older garden-style condos, townhomes and single-family homes in neighborhoods such as Little Havana, Allapattah, Westchester and Kendall. Duplexes and small apartment buildings are common in older neighborhoods and offer multiple rent streams under one roof.
International buyers, a large finance and trade economy and steady in-migration support renter demand. At the same time, condo associations across Florida are working through stricter inspection and reserve rules, and some buildings carry special assessments that raise owner costs.
Many lenders review the condo association’s budget, reserves, insurance and litigation before approving a unit. A building with strong finances can be financed smoothly; one with open issues may limit your options.
Long-term and short-term rentals in Miami
Long-term leases are the cleanest income for a Miami DSCR file. Short-term rentals are tightly regulated in parts of the region: Miami Beach restricts them in many residential areas, and the City of Miami and many condo associations have their own rules. Check current city rules and association bylaws before relying on nightly income.
Some condo buildings set minimum lease terms or limit how often a unit can be rented each year. Those rules affect both the rent you can earn and whether a lender will finance the unit.
How DSCR qualification works on a Miami rental
A DSCR lender compares the property’s monthly rent with its full monthly cost: principal, interest, property taxes, insurance, and HOA or condo dues. When rent covers that cost, the property qualifies on its own income, not your tax returns. Credit, reserves and the property’s eligibility still matter.
In Miami, condo dues and insurance are the swing factors. Dues can include a share of the master building policy, and special assessments may be added on top. For single-family homes and small multifamily, wind and flood coverage often drive the payment. Collect real quotes and the association’s current dues before you count on a ratio.
For a condo unit, a practical sequence is to request the association’s questionnaire and budget first, then price the unit-owner policy, and only then run the ratio. Doing it in that order avoids paying for an appraisal on a building a lender will not accept.

- Condo questionnaire, budget and any special assessment notices
- Wind and flood insurance quotes, or the unit-owner policy quote for a condo
- Wind mitigation report for houses, where available
- Entity documents if closing in an LLC
- Statements for down payment and reserves

Can I get a DSCR loan on a Miami condo?
Often yes, but the building matters. Lenders typically review the condo questionnaire, reserves, insurance, special assessments and any litigation. Units in buildings with strong finances are the easiest to finance.
How do condo special assessments affect DSCR?
An assessment raises the owner’s monthly cost, so it can lower the ratio. Lenders may also look closely at why it was levied, especially if it relates to structural repairs.
Are short-term rentals allowed in Miami?
Rules vary by city, zoning and building. Miami Beach is especially restrictive in residential areas, and many condo associations limit short stays. Check current city rules and the association’s documents before buying for nightly income.
Do Miami DSCR loans require flood insurance?
If the property is in a special flood hazard area, flood coverage is typically required, and many investors carry it even outside mapped zones. The premium is part of the payment that the rent must cover.
How do I start a Miami DSCR scenario?
Send the address, unit or building name, rent, price or balance, and dues. A Loan Daddy loan specialist will follow up with the coverage math and the programs that fit.
